Nemo & WDA fill Trafalgar House
Trafalgar House, the 53,000 sq ft office building situated in Fitzalan Place in the centre of Cardiff was originally occupied by the Chemical Bank but has remained empty since Hyder Plc vacated in 2000.
Local property entrepreneurs Robert Hodge and Nick Griffith made an inspired purchase of the empty property at the beginning of 2005 from property company Threadneedle and their vision has been rewarded with the majority of the building now being let to the WDA and Nemo Personal Finance, the new subsidiary of Principality Building Society.
Nemo has recently taken 26,000 sq ft on the first, second and third floors, and join the WDA, who have taken 23,000 sq ft on the ground, fourth and fifth floors of the building. A small suite of 3,400 sq ft remains vacant on the ground floor. The tenants pay rent at about £13 per sq ft net.
Rhys James, DTZs Senior Director who represented Nemo in the lease negotiations commented… “Trafalgar House will suit Nemo’s requirement well. They particularly wanted well refurbished offices with clear open plan floor plates and with a convenient location in the City Centre. We were able to negotiate a competitive package which also gives Nemo flexibility to expand into their office space.”
Phil Jones, Joint Managing Director of Nemo added…. “We’re delighted with our new offices. We were keen to keep a city centre location, but with our team at Nemo growing so quickly we needed high quality offices which would accommodate this rapid and continuing growth. Trafalgar House fitted the bill and gave us the space and opportunity to create a great working environment”
